LA PLAYA

Addition to an existing single family house located at: 1420 La Playa, San Francisco, CA, 94122, USA

SITE AND LOCATION 

The site is located on lot 40 in the outer sunset area at La Playa Street in San Francisco. The standard lot measures a total length of  118.5′ and a total width of 30′ with its longitudinal axis stretching from east to west. It is accessible from La Playa Street on its west end and from an alley way on the north eastern flank of the backyard. The lot is subdivided into two Units; Unit A (sub-lot 68) in the west and Unit B (sub-lot 69) in the east. The site slopes down from east towards west with about 0.5% downward gradient.  

EXISTING BUILDING

An existing single family house occupies the west part of main lot 40. It is 30′ wide and 80′ long. The singe family house is formally subdivided into two separate units occupying sub-lots 68 and 69. The two units are not structurally independent and each unit belongs to a different owner.

Unit A is in the front part of the building towards the street on the west side. The entrances to both units are also located on this site.  Unit A occupies the lot lines of sub-lot 68 and is about 30′ wide and 38′ long. Two-thirds of this unit’s length have two stories and the remaining quarter length consist of a single story.

The entire single story Unit B is located in the rear part of the building, facing the backyard in the east. It is about 30′ wide and 42′ long. Unit B and the backyard are in the east and occupy sub-lot 69. Unit B is located through a corridor to its main entrance, which is also located on the west site. The corridor reaches through Unit A in the front part of the building and is considered an easement of sub-lot 68.

PROJECT DESIGN 

The project will be restricted only to Unit B (sub-lot 69) in the rear part of the building. Unit A (sub-lot 68) in the front part of the building will remain untouched, other than the rebuilding of the wall that it shares with the new Unit B. The goal is to build a new two-story unit in the footprint of the existing Unit B.

PROGRAM

First Floor Program: The new design will consist of a large open living and dining space on the first floor. The built-in kitchen will be located on the same floor in between the exterior wall on the south and the open stair case in the north. There will be a walk-in closet space in the back of the kitchen. A powder room will be located next to the entrance area underneath the staircase.

Second Floor Program: Master bed room, guest bed room, nursery and laundry will be located on the second floor. The master bed room will be located in the east and combined with a walk-in closet and a full bathroom. Guest bedroom and nursery will share the guest bathroom located on the west site. The inner circulation is exposed to a large atrium space that establishes a vertical connection between first and second floor.

BACKYARD AND GREEN HOUSE

Backyard + landscaping: The landscaping of the backyard will be flat with a slight slope away from the building. The backyard will be partially covered by a wood deck on sleepers.

Drain tiles will either be connected to a seeping pit for grey water supply or the public sewer system in the alley way. Retaining wall towards the up-butting lot in the east: Off-the-shelf prefabricated concrete L-sections with about 3′ height.

Green house: The green house is located on the eastern property line. Its length will correspond to the full lot width and its width will be 6′-8.” The retaining wall will function as a foundation for the eastern part of the green house.

BUENOS AIRES NEW CONTEMPORARY ART MUSEUM 

The proposed Buenos Aires New Contemporary Art Museum is uniquely situated on a prominent urban axis that extends from Av. De Mayo to the sea. Equally so, this axis has been rearticulated by the addition of a bridge that connects the city with the extended fabric and a biological preserve.

The urban gesture of the project in this context creates heightened interaction between the boardwalk, museum and the city’s axis by implanting an oppositional gesture to the bridge. It creates a moment of pause that deemphasizes the metropolitan axis of Av. De Mayo by the mediation between the axis along the boardwalk through the openness of the ground plane of the museum.  

PROGRAMMATIC

The program is organized through a series of elemental voids and volumes.

Volumes: The galleries float above an open ground floor plane and grow in density from the South to the Northern most location of the site where they culminate as a stacked tower of “white boxes”. A vertical core connects the stacked tower that houses all utility services such as elevators, fire stair, washrooms, mechanical rooms and a maintenance staff area located in the shaft head above the roof plane.

The entry plane is an open space that functions as a direct extension of the city into the museum and vise versa.

The following programs are organized as a series of interactive zones; entry area with ticket counter and coat check in the north, gift shop, restaurant bar, multipurpose space, and auditorium space.

The museum journey extends from the first floor open plane in ascending loops around the gallery tower offering ever-changing views of the city and museum through the experience of art, city, water, and skyline.

Throughout this journey moments of rest provide opportunities to experience the museum/public/city engaging in different situations. In particular the courtyard mini cafe, sculpture garden, and sky bar are rewarding moments along the path through the museum.

ENVELOPE

A 60cm deep undulating glass envelope provides structural stability against lateral loads and increases vertical stiffening for self-support. Along with the sustainable and environmental advantages already listed the quality of the experience of the city is to be noted.

When viewed through acute angles visual density that creates an ephemeral experience of the city from the inside and the interior of the museum from the outside. At close distances the envelope creates a visual lenticular effect, a kaleidoscopic vision of the city through the assent and movement along the envelope on the path to the upper galleries. From the exterior, the veiling of the museum produces transparency with increasing distance. The museum patrons are seen through this veil with the backdrop of the museum gallery volumes.

SUSTAINABILITY 

Saw-tooth roof skylights provide naturally controlled day lighting from the South over galleries (1 and 4) and the auditorium space. The undulating fritted glass envelope allows daylight for all circulation and open spaces at the perimeter of all floors above the ground floor.

Photovoltaic and solar thermal panels located on the tops of all Saw-tooth roofs perform as an integrated energy system. The configuration of the envelope produces a microclimatic chimney effect through solar heat gain that naturally creates vertical ventilation up drafting. The envelope also allows for controlled heat gain in the thermal mass of the museum’s vertical circulation core.

The hierarchy of condition spaces are defined by two relationships closed and semi-closed. The climatically controlled gallery spaces are surrounded by a buffer zone, the undulating envelop configuration around the museum, that is a responsive system that mediates all environmental contexts.

Die maximale Flächenausnutzung im Erdgeschoss (max. überbaubare Fläche) bedingen maximale Lagerkapazitäten und damit maximale Wertschöpfung.

RÄUMLICH-HOCHEFFIZIENTE INNERE ORGANISATION 

Unsere Planungsstrategie von „Innen“ heraus stellt die räumliche Optimierung der Lager- und Büroorganisation voran. Diese Herangehensweise ist essentiell für das Erzielen einer hervorragenden Wirtschaftlichkeit sowie einer Verbesserung der zukünftigen Kapitalertragsentwickelung. Eine solche Planung unterscheidet sich in diesem Punkt von einer einfachen Fertigsystemhalle, welche aufgrund ihrer systemischen Inflexibilität eine solche Optimierung nicht zulässt. Der Entwurf sieht die Optimierung in folgenden Bereichen vor:

UMSCHLAGSOPTIMIERUNG

Kürzeste Transportwege im Lager sowie maximale Lagerkapazitäten gewährleisten die idealen Voraussetzungen für einen hoch-effizienten Güterumschlag.

MINIMIERUNG DER ENERGIEKOSTEN

Das Ausrüsten des Gebäudes mit energieeffizienten technischen Anlagen trägt aufgrund der damit verbundenen Energiekosteneinsparung langzeitlich ganz erheblich zu einer fantastischen Wirtschaftlichkeit und Erhöhung der jährlichen Kapitalerträge bei. Zudem erlaubt diese Technologie auch das Kaltlager komfortabler zu klimatisieren was insbesondere zu einer verbesserten Beheizung in der kalten Jahreszeit führt und damit die Arbeitsbedingungen in diesem Bereich begünstigt.

Auch die Flächendeckende Tagesslichtausleuchtung der Halle trägt erheblich zu verbesserten Arbeitsbedingungen bei. Hinzukommend werden auch hier beträchtliche Erträge an Stromkosten gespart, die wiederum die wirtschaftliche Qualität und die damit verbundenen Erhöhung der jährlichen Kapitalerträge garantiert.

MATERIELLE QUALITÄTEN DER BAUSUBSTANZ 

Der Entwurf sieht höchste materielle Qualitäten der Gebäudesubstanz vor, welche neben der energietechnischen Effizienz zu Verringerung jährlicher Wartungs- und Instandsetzungskosten beiträgt.

OFFENE THEMEN

Der Entwicklungsstand des Entwurfes erlaubt es uns folgende Themen zu lokalisieren, die Entscheidungsbedürftig sind.

BUNKER

Die hohen Lasten der Lagergueter sowie der Bedarf von Stoßschutzausstattung gegen Stablerkollisionen bedingen besondere materielle Ausfuehrung die entsprechend Kostenaufwendig sind.

Stahlbeton: Eine Ausfuehrung aus Stahlbetonfertigelementen entsprechen den statischen Anforderungen und funktioniert als angemessener Stoßschutz.

Diese Variante ist sehr Kostenaufwendig. Dazu kommt, dass die Haerte des Stahlbetons bei Stablerkollisionen zu Schaeden am Gabelstabler fuehren kann.

Eine Verringerung der Bunkerflaechen in der Peripherie der Halle mit gleichzeitiger Ausweitung der Regalausstattung würde die Bauwerkskosten verringern. Dadurch wird allerdings auch die innerbetriebliche Organisation der Lagerhaltung stark beeinflusst was zum Abwägen gegenüber der innerbetriebliche Effizienz veranlassen sollte. Ein späteres Nachrüsten von Bunkerflaechen im Nachherein würde eine erhebliche Erhöhung der Bauwerkskosten zur Folge haben.

MONTAFON EINSTIEGSTELLEN

ICON

Der Wiedererkennungswert der Einstiegsstellen ergibt sich aus der Massivität ihrer substraktiven Kuben. Das Alpenmassiv ist der Ort. Massivbauweise ist die Tradition. In der Massivität liegt die Nachhaltigkeit dieses Entwurfes.

MATERIALISIERUNG

In Hinsicht auf die große Menge der Haltestellen, garantieren industriell vorgefertigte Fertigbauteile günstigste Herstellungskosten, die sich nach unseren Schätzungen im Rahmen der vorgegebenen Bausumme hält. Entsprechend sind die tragenden Elemente aus “Massivholzmauer”-Bauteilen im Horizontalverband in kürzester Zeit zusammensetzbar.

Massivholzmauer ist ein tragendes Material, das ähnlich wie Sperrholz aus kreuzweise verbundenen Holzschichten aufgebaut ist und daher geringe thermische Massenspeicherwerte und eine hohe Feuerwiderstandsklasse besitzt, die mit Blockholz vergleichbar ist. Die taktilen Eigenschaften von Holz sind besonders gefällig sowohl im Winter als auch im Sommer. Selbst bei sehr niedrigen Temperaturen im Winter ist es  angenehm an einer Wand zu lehnen oder sich in die Nische zu setzen und auf den Bus zu warten.

Die massive Bauweise und das Material „Massivholzmauer“ machen den Entwurf extrem ökologisch im Materialeinsatz und nachhaltig in Bezug auf den Betrieb und Erhalt, da der Wartungsaufwand sehr gering sein wird.

Alternativ besteht auch die Möglichkeit den Entwurf aus Fertigbetonbauteilen zu verwirklichen. In diesem Fall sind jedoch die Massenspeichereigenschaften von Beton bei niedrigen Wintertemperaturen zu berücksichtigen, welche dazu beitragen werden, dass der Innenbereich unbehaglich auskühlen wird.

OBERFLÄCHENQUALITÄTEN

Holz hat eine freundliche Farbe mit warmer Tönung. Seine Verwitterungserscheinungen sind typisch für die Region. Die etwas zerklüftete Oberfläche ist Graffiti unfreundlich, jedoch taktil angenehm bei sowohl  Sommer- als auch Wintertemperaturen.

MODULBAUWEISE

Die tragenden Bauteile (Fundament, Wand, Decke) sind als Systemmodule entwickelt, welche flexibel kombinierbar sind und auf diese Weise gewährleisten, dass Einstiegsstellen in unterschiedlicher Grösse kostengünstig hergestellt werden können. Durch den Einsatz von CNC-gesteuerten Fräsen können die jeweiligen Bauteile gemäß ihrer spezifischen Interaktion mit der Umwelt, geformt werden. So können die Wandelemente zum Beispiel mit Schlitzen versehen werden, die als Fahrradständer dienen.

Ein weiteres Modul ist ein einfacher verzinkter Stahlrahmen, der auf den Wandflächen montiert wird und dazu dient, die Fahrräder anzuschließen oder das Skigerät abzustellen.

ORTSSPEZIFISCHER OFFENER PLAN

Die offene Konstellation der Wände rahmt die wunderschöne Landschaft und erlaubt Übersicht über den öffentlichen Raum, was dem Nutzern ein Gefühl von Sicherheit und Verbundenheit mit dem Ort vermittelt.

Des Weiteren funktionieren sie gewissermaßen als Pforten, also als Transitive Räume oder Zwischenräume, die eine Schnittstelle zwischen den unterschiedlichen Fortbewegungsmitteln, wie Fahrrad, Bus, Gondel, Lift, Auto und Fuß bilden.

Die Wände sind immer so orientiert, dass sich der Nutzer in Sichtverbindung zur Anfahrrichtung des Bus befindet und gleichzeitig Schutz vor Wind, Regen, Schnee und Hitze findet.

HAUS IM HUEGEL

Aus der engen Geborgenheit des stark bewaldeten Grundstücks eröffnet sich die Aussicht weit über die hügelige Landschaft bis hin zum südöstlichen Horizont.

Der Entwurf für das Haus der Familie Schröder greift die Ambivalenz dieser räumlichen Qualitäten im Innenraum wieder auf, so dass das Familienleben auf unterschiedliche Weise mit beiden Maßstäben des Kontextes interagiert.

Auf Höhe der umgebenen Baumkronen liegen die Privaträume der jugendlichen Kinder im separaten Dachgeschoss. Beide Zimmer teilen sich einen gemeinsamen Wohnraum mit einer angeschlossenen Dachterrasse. Neben der weiten Aussicht über die Felder kommen die Bewohner an diesem Ort in den Genuss direkten Sonnenscheins.

Unterhalb des Hügels befinden sich die elterlichen Privatzimmer im Untergeschoss mit direktem Zugang zu dem hinteren Garten, der hier von dem engen Bewuchs der Wildgebüsche eingefasst wird.  

Die Erschließung des dreigeschossigen Hauses geschieht über eine Hügelkuppe in das mittlere Geschoss. Beim Betreten des Hauses rahmt die Sicht des Dielenfensters zunächst das tief stehende Unterholz des gegenüberliegenden Waldes. Erst vom Wohn- und Esszimmer eröffnet sich die Weite der Felder.  Zwischen dieser Szenerie und dem direkt mit der Küche verbundenen Garten auf der Hügelkuppe spielt sich hier das zentrale Familienleben ab.

HOUSE HEISLER

2104 W. 21st Place is a “double lot” site that consists of lot 48, 49, and 50 and contains an existing 4 story building (including basement) with approximately 6500 SF. The Type III‐B masonry building with wood joists is zoned RT‐4 as a multi‐family residence. The existing brick garage on the rear end of lot 48 and the existing wood frame storage shed on the rear end of the lot are to remain or will be replaced with a new multi-car garage.

The half basement apartment will remain as a separated residential unit. If not rented out for residential purposes, the available spaces might also be used for artistic work activities.

The open first floor space will be shared by all upstairs inhabitants for kitchen/dining activities.

The second floor will remain residential with following two separated units: 1. The owner’s bed,- bathroom and library/study room. 2. Two bedrooms sharing one bathroom. 

The attic space program on the third floor will consist of a large open space with one bathroom.

On the exterior, the scope of demolition entails the removal of the wood frame shed on the rear end of lot 50, the enclosed porch structure on the rear side of the building along with the wood deck, and the garage access stair and if applicable the north and east garage brick walls. All structurally unsound exterior property access stairs, including the front stub, are to be removed and replaced with new concrete stairs. The woodwork of the front stub posts and roof cover are to be deconstructed and repaired for re-assembly. On the exterior wall, minor removals and rebuilding is required for adding and updating door and window openings. All dysfunctional exterior doors and windows will be deconstructed and either reinstalled or replaced with brick fill-ins. Deconstruction will be required within the area of the roof penetration for a new skylight. Unsound areas of the basement floor will be removed and replaced with a concrete slab.

On the interior, the scope of demolition entails the removal of interior partitions, doors, appliances, plumbing fixtures, plumbing stacks, cabinetry, and slabs within the area of openings for a new interior stair. All interior wall surfaces are plastered on wood lath that require minor patching. The heating boiler will be removed.

The scope of new construction entails the installation of all new interior partitions, plumbing fixtures, plumbing and venting. On the second floor, a new steel beam and columns will be installed to support the existing wood joists that span between existing masonry walls. The foundation will be modified, if required. A new skylight along with the according support structure will be installed above the staircase. A new interior stair flight will replace a portion of the existing, and a new steel exterior stair will be attached to the rear brick wall of the building. All unsound exterior doors and windows shall be replaced and additional new doors and windows will be installed, if required. A new slab in the basement will be poured, possibly containing radiant heating or air floor. The existing radiator heating system will either be updated with an efficient gas heating unit or entirely replaced with a forced air H/AC duct system. The electrical and plumbing services will be upgraded and replaced, as required. Optionally, a new garage will be constructed along the entire width of the rear end of the double lot. The Owner has selected and is working with a Licensed General Contractor.

LA CASA DE DOS HORIZONTES

Parque Santa Isabel De La Pedrera in La Paloma, Uruguay

AUSBAUPHASE

Kontext: La Paloma ist einer der wenigen Orte in der Welt von dem man sowohl Sonnenaufgang als auchSonnenuntergang am Horizont betrachtet kann. Entsprechend ist die Längsachse des Gebäudes in nord-süd Richtung parallel zur Küste orientiert. Die Aufstelzung des Bauwerks erlaubt dem Bewohner über die Baumwipfel hinweg in die Weite der ebenen Landschaft bis zum Horizont zu schauen, wo sich im Osten die seichten Hügel der Pampa erstrecken und im Westen die stark zerklüftete Atlantikküste erschließt. Die großen Fensterflächen gewähren freie Aussicht auf das Zusammenspiel der Naturkräfte von Himmel, Erde und Ozean: Einheimische beschreiben es als ein sagenhaftes Schauspiel wenn Gewitter diese anmutendeLandschaft überziehen.

TRAGWERK

Die gesamte Konstruktion wurde mit örtlich vorkommenden Hölzern errichtet. Für das Primärtragwerk wurde aus zwei bestimmten Gründen Eukalyptus verwendet. Zum Einen verhindern die ätherischen Öle Schädlingsbefall des Tragwerks und zum Anderen härtet das langfaserige Holz bei richtigerAblagerung so stark durch, dass es sich hervorragend für die besondere Belastung der Diagonalstützen eignet. Der diagonale Stützenverbund steift das Tragwerk aus und benötigt so erheblich weniger Material als ein orthogonaler Pfosten-Riegelverbund. Gleichzeitig beansprucht diese Konstruktionstechnik eine kleinere Fundamentfläche, was neben weiteren Materialeinsparungen dazu führt, dass der Eingriff in die Landschaft verringert wird und weniger Boden versiegelt wird.

Das Fundament ist mit einem Hohlraum ausgestattet, der als Zisterne (Brauchwassersammelstelle) und  gegebenenfalls auch als thermischer Massenspeicher funktioniert. Die Höhe des Fundamentkastens trägt wesentlich zur Standfestigkeit des Tragwerkes bei.

Wasserver– und Entsorgung: Ein Ver– und Entsorgungsschacht ist lateral an das Treppenhaus angegliedert. Über diesen findet die vertikale Führung von Wasserversorgung und Abwasserentsorgung statt. Der Schacht verbindet die Dachhaut mit einer unterirdischen Zisterne, so dass hier das Regenwasserzur Brauchwassernutzung gespeichert wird.

Raumprogramm und Organisation: Der offen gestaltete Wohnbereich zeigt nach Nordwesten – der Sonnenseite der südlichen Hemisphäre. Er fasst die Funktionen von Küche, Esszimmer und Wohnzimmer zusammen. Im Zentrum des Wohnbereichs befindet sich ein zweiseitig beheizbarer Holzbrikettofen. An den Wohnbereich schließt sich eine Terrasse an. Parallel zur Atlantikküste verlaufend bietet sie eine multifunktionale Expansionsfläche für den Wohnbereich.  Dort halten die Bewohner ihre Siesta in Hängematten und Liegestühlen ab, sie nutzen diesen Ort zum meditieren und veranstalten dort (schon während der Bauphase) formale Abendessen.

Die Schlafzimmer sind nach Süden orientiert und liegen hier im geschützten Schatten der Mittagssonne. Von dem offenen Wohnbereich abgeschottet, bleiben sie an dieser Seite als private Ruhezone im Haus ungestört.

Der Treppenaufgang spannt sich zwischen den aussteifenden Betonwänden auf und ist an den Stirnseiten mit Holzlamellen eingefasst. Auf diese Weise wird der Treppeninnenraum mit Tageslicht und Frischluft versorgt, während das Haus gleichzeitig vor Einbruch geschützt wird. Die gegebene Transparenz erlaubt es dem Nutzer im Schatten des Treppeninnenraumes den Außenraum zu übersehen.

Energiebewirtschaftung: Aufgrund seiner Lage ist das Haus gänzlich von jeglichen Energieversorgungnetzen entkoppelt. Die Elektroenergieversorgung erfolgt über auf dem Haus installierte Solar- und Windkraftanlagen. Der Haushalt ist voll mit modernen Elektrogeräten und -maschinen ausgestattet und mehr als 96% ihres Energiebedarfs werden im Jahresschnitt durch Wind- und Solargewinnung gedeckt wobei der Restbedarf durch einen Dieselgenerator geleistet wird.

Die Warmwasseraufbereitung geschieht über auf dem Dach installierte Sonnenkollektoren. Die Beheizung der Gemeinschaftsräume erfolgt durch einen Holzbrikettofen und gegebenenfalls durch stationäreGasbrenner in den Schlafquartieren. Bei Außentemperaturen unter 19°C tragen die großen Glasflächen der Außenhaut unterstützend zur solaren Wärmegewinnung bei.

Bei Außentemperaturen über 19°C wird der Innenraum mit transluzentem Sonnenschutz verschattet. Die parallele Orientierung der Gebäudelängsseite zur Küste und die offene Organisation des Innenraumes erlauben es das Gebäude mittels Querlüftung zu kühlen.

LAKE HOUSE

Location: Southeast Wisconsin on Lake Delavan. on Lake Delavan.

This Wisconsin vacation home is about as fun as it gets for two kids, and the classic aesthetic fits the style of the grown-ups. This spiffy new house has the feel of a lovable old one. Glass-enclosed walkways connect the silo to the upper floors. What looks very much like a renovated barn is actually a big, comfortable house built from scratch in 2008, complete with a gambrel roof and what appears to be a silo. Designed by architects Martin Kläschen and Mike Meiners of the Chicago firm HouseHaus, the sustainably built five-bedroom, six-bath house sits on a wooded lot and looks out on a swimming pool as well as on Lake Delavan. Inside, knotty pine paneling, exposed ceiling joists, open shelving in the kitchen, and simple furnishings keep the rusticity going. The owners, who live on Chicago’s North Shore and have two children, use this getaway as often as possible. The husband fondly recalls spending summers at his grandmother’s farm when he was growing up, and he wanted his children to have the same kind of memories. This is a low-tech house, the family are outside all day and at night they come in and play board games. For this very purpose, the design honors the husband’s wish that the house be like his fishing club in Canada.

Throughout the house there is a warm mix of wood and white. On the upper floorboards are painted red, as they used to be in old cottages. Inside the silo, it turns out, is a spiral staircase that runs from the basement to the top of the house, with the upper floors connected to the structure by means of glassed-in walkways. The third floor is home to eight sleepover-friendly built-in bunks fitted in under the slanting roof, creating a cozy environment; skylights flood the space with light. The kids feel like they’re in a fort up there.

LOFT 1420

The design-built project is located on the 3rd floor of a former yarn manufacture building overlooking Milwaukee Avenue. Situated in the heart of one of Chicago’s most vibrant 24/7 neighborhoods, one finds many boutique stores, galleries, and coffee shops, along with clubs, bars, and restaurants surrounding the neighborhood’s central Wicker Park.

The concept of the 1900 ft² (180 m²) remodeled live-work interior design is driven by spatial contrast: three small, individual “monk cell” bedrooms are combined with aspacious, lofty atmosphere of the common areas. Latter are divided by a central block of two generous bathrooms. The living room, along with the design and dance studio, faces the front towards Milwaukee Avenue, while the kitchen and dining room look onto the tracks of the passing EL train at the back. Parallel to the common spaces, the bedrooms are aligned along a single axis running through the entire depth of the building, with the middle bedroom facing the large, centrally located skylight. The height of the two smallest bedrooms allowed for the installation of elevated loft beds on top of storagespaces.

Even though most of the existing interior structures had to be gutted due to unsanitary conditions, the historic doors, windows, casings, and baseboards, along with a mosaic floor beneath the industrial skylight, were preserved, restored, and reinstalled to maintain the 19th-century charm of the former manufacture building. All newly installed additions were kept sparse, with nearly unfinished surfaces, enhancing the ensemble of rough interiors and adding to the urban charm of the old space. Thanks to the tall windows and central skylight, the spacious atmosphere is full of daylight, allowing for the creation of an indoor garden with flowers, trees, and cacti in the hallway. The interior windows of the central bedroom and bathrooms face this light-filled passage, which serves as a bottleneck connection between the front and back spaces.

2011 BURNHAM PRIZE COMPETITION

“McCormick Place REDUX”

The Chicago Architectural Club is pleased to announce the 2011 Burnham Prize Competition: “McCormick Place REDUX”. This year’s competition is co-sponsored by the Chicago chapter of the American Institute of Architects and Landmarks Illinois and is intended to examine the controversial origins and questionable future of the Mc- Cormick Place East Building, the 1971 modernist convention hall designed by Gene Summers of C.F. Murphy As- sociates and sited along the lakefront in Burnham Park.

Built on parkland meant to be “forever open, clear, and free”, considered an eyesore by open space advocates, and suffering from benign neglect its owners, the Metropolitan Pier and Exposition Authority, Gene Summer’s de- sign for McCormick Place East is nevertheless a powerfully elegant exploration of some of modernism’s deepest concerns. The current building’s predecessor generated withering criticism from civic groups so when it burned in 1967 its critics mobilized. The raw economic power of the convention business served to hasten rebuilding atop the ruins. But while Shaw’s previous building lacked any architectural merit, Gene Summers brought to the new project his years of experience at Mies van der Rohe’s side. The resulting building is a tour de force that succinctly caps the modernist dream of vast heroic column-free interior spaces.

THE COMPETITION CHARGE

The Metropolitan Pier and Exposition Authority claims the building needs $150 million in improvements and that the building is functionally obsolete, too small to remain viable as an exhibition hall. While the facility appears frayed, the building is in fundamentally sound condition. Connected to the larger McCormick Place exhibition com- plex by a covered bridge over Lake Shore Drive, the stronger connections are to the lakefront the museum cam- pus and nearby Soldier Field. Surrounded by an over-abundance of parking, served by CTA buses, and bordering the immensely popular lakefront walking/running/biking path the possibilities for the building and the site would seem boundless. But so far, the only visions for its future to be expressed publicly been total erasure or reuse as a casino.

The “McCormick Place REDUX” competition seeks to launch a debate about the future of this significant piece of architecture, this lakefront site that was effectively removed from the public realm, and the powerful pull of a col- lective and public claim on the lakefront. This iconic building is caught in the crossfire of a strong, principled, and stirring debate. So the question posed by the competition is quite simple: what would you do with this massive facility? What alternate role might the building play in Chicago should it be decommissioned as a convention hall? And if the building were to go away, how might the site be utilized? What might you do with a million square feet of space on Chicago’s lakefront (along with 4,200 seat Arie Crown theatre)?

Clearly outmoded for its original use, sited on a spectacular stretch of lake-front, and undoubtedly of very signifi- cant architectural quality – what visions are there for a resolution?

MINDFUL MEDICIDE PRACTICE, Chicago

The scope of the medical practice design involved the development of the treatment spaces, a pharmacy, offices as well as reception- and waiting areas.

Professional volunteers, Acupuncturists, Chinese Doctors and other alternative care practitioners, provide medical services and healthcare education. Mindful Medicine Worldwide is rooted in a practice of mindfulness, education, research and training.

PRENTICE WOMEN’S HOSPITAL, CHICAGO

The existing urban context of the Northwestern Memorial Hospital complex consists of an accumulation of single standing buildings. Bertrand Goldberg’s innovative design of the Prentice Women’s Hospital stands as the most expressive solitary object within this context.

Today, Chicago’s most iconic hospital exists as a mere shell. A variety of constraints lead to this crisis threatening the further existence of the Prentice. Low density, resulting from the existing empty spaces between the free standing buildings, results in the current unviable economic situation of the hospital complex. Additionally, this problem is exacerbated by the limited natural lighting and insufficient floor-to-floor heights for accommodating contemporary medical infrastructure.

PANOPTIC VOID

The strategy seeks to preserve the iconic architectural qualities of the Prentice: the unique form, the multiple panoptic organization and the material experience of the shell. It inverts the exterior experience of the shape as the existing object within the void to an interior experience of the shell as a void within an object.

The maximization of urban density on all adjacent blocks addresses the essential conflict between old and new and dedicates new civic space to Chicago.

The heart of the intervention is a panoptic core containing vertical circulation that spatially interacts with the interior of the Prentice shell. The core structure consists of remnants of the original Prentice floors. Bridges mediate between these floors and the increased floor heights of the new surrounding hospital. Floating skyways weave all components of the hospital complex together.

The remnants of the Prentice’s shell and core offers a space for momentary release from the realities of hospital life. A space of inspiration through which the ruin creates a culture for its own preservation.
